Talk About Staying Power

Despite all the stories about multiple offers, bidding wars and homes snapped up in under a week on market, there are still plenty of homes in Baristaville, like forlorn puppies with big brown eyes at PAWS, just waiting for the right buyer. Here’s a roundup of what’s been on the market 150 days and counting (at press time). 202valleyThis Victorian (left), on Valley Road in Montclair, across from Montclair Kimberley Academy and walking distance to the Van Vleck shopping district (a.k.a. Nauna’s Bella Casa’s growing empire), seems crying out for a price cut after 169 days on market. In Glen Ridge, at 156 Ridgewood Ave, a center hall colonial, built from scratch, is listed at $2,200,000. On the market for 294 days, the brand new home is almost complete, but appears to have no takers. 9churchst Bloomfield has 9 Church Street (right), a 1988 colonial in "mint" condition and priced at $549,000, sitting now for 270 days. Montclair also has a number of higher-priced homes waiting to be snapped up, including 112 Upper Mountain, an antique Tudor Revival mansion for $2,350,000, for 164 days, and 15 Undercliff, originally priced at $2,350,000, now $2,100,000 and 195 days and counting.   1. Do you know what the sale price was for the large Tudor on the west side of Ridgewood between Glen Ridge Parkway and Avon?

  2. If it’s the Tudor between Cambridge and Oxford on Ridgewood, we hear it sold under asking at $1,160,000

  3. I think if anyone has owned a home in GR or Montclair for the last several years, we are all feeling pretty good.
    But… it also means that for those of us who are considering a move in the next couple of years (in my case, kids will be in college and those property taxes are looking really high with no kids in school!) will be forced to pay those high prices in order to downsize!
    Not sure I like that scenario either.
